Revenue and cost drivers: Innisfree's income will be the rental fees for the exiting cabin and the additional dwelling units. Rental rates will change according to the season, rising during intense demand and falling during low demand. The estimated rental and occupancy rates shown below are based on estimates given to us by a long-time expert in the Wrightwood short-term rental market and online professional analysis sites. The cost drivers will include utilities, staff salaries, maintenance, and marketing costs.  

Use of Funds: Innisfree is seeking $400,000 investment funds. Of this, $330,000 will be used to vacate the property for the purposes of a short-term rental. The remaining $70,000 will be used to perform renovations to maximize rental profits (see next page), including the permitting and construction of two additional dwelling units, whose profits are also estimated below.
